Deck construction choices for Boulevard Park homes

Deck construction suits homeowners who want a new outdoor living area, a replacement for a failing deck, or a better connection between indoor and outdoor space. This page focuses on foundation methods and support decisions, not only the visible deck boards.

The main choice is how the deck transfers its load to the ground and the home. Concrete footings, helical piles, ledger boards, and beam supports each fit different site conditions and layouts. We review the deck size, attachment points, access, and support plan before preparing the work scope.

A deck project isn't the right job for every outdoor problem. If the main issue is a small surface defect, limited repair work may fit better than full construction. We explain that distinction during the assessment so you can choose the right level of work.

  • Confirm the deck's intended use and connection to the home.
  • Review support points, framing layout, and ledger board placement.
  • Compare concrete footings and helical piles for the planned structure.
  • Identify beam supports and load paths before framing begins.
  • Request a written scope and estimate before approving construction.

Service Overview

Deck Construction is a building service that creates an outdoor platform with planned supports, framing, boards, and connection details.

  • Deck construction differs from surface repair because it addresses the support system and frame, not only worn boards or loose fasteners.
  • We provide deck construction for homeowners in Boulevard Park and the surrounding King County service area.

Typical costs and sizing

“Guardrail (guards): We require guardrails if your deck is more than 30 inches above adjacent surfaces, such as the ground or a lower roof.”

Process

How we build the deck support system

1

Review the deck layout

We confirm the intended use, deck shape, home connection, stairs, and access before setting the support plan.

2

Map the load path

The support plan follows loads from the deck boards through joists and beams to the selected foundation points.

3

Choose the foundation method

We compare concrete footings and helical piles against the proposed layout and ground conditions.

4

Set the home connection

We plan the ledger board location and connection details where the deck meets the home.

5

Build and check the frame

We install the beams, joists, boards, and related connections, then review the completed work for alignment and finish details.

What to check before choosing deck construction

Foundation method fit

The right support method depends on the deck layout, ground conditions, and connection plan. We compare those details before work begins, and our licensed and insured general contractor team explains the choice plainly.

Home connection details

Ledger boards connect the deck to the home, so their placement and fastening need careful review. We include that connection in the work plan instead of treating the deck as a separate platform.

When repair fits better

Full construction may be the wrong job when the frame is sound and only a board or fastener needs attention. We identify that limit during planning and keep the recommended scope focused.

The scope this service is meant to handle

A homeowner in Boulevard Park may find that an older deck moves near its stairs or outer beam. We check the support points, ledger connection, framing, and ground contact, then explain whether targeted repair or new construction fits the condition.

Overall I enjoyed working with Linda and her team. Even though there were no major redesign of spaces and I knew exactly what tile/fixtures/cabinets etc I wanted I still was appreciative of her insight on certain details and choices. It was very easy to collaborate with her. She makes an effort to be in-tune with a client. She was very responsive and took care of everything that needed attention as soon as she was able too. She made sure that I was listened to and taken care of as a client with her subcontractors. I would work with her again.

Best remodel experience we have ever had. The oversight, careful workmanship and ownership of the project was above expectations. Our design team was amazing. We also had the same person do all the work start to finish and was a total Pro. Could not recommend enough and will be doing any and all projects through them. This place is a gem.

Linda and her team did an excellent job! We would highly recommend them. We hired her for a kitchen remodel and asked for a very tight timeline. She delivered and we absolutely love the result. She was very commutative and available to us. Thank you Design and Build NW!

Questions homeowners ask about deck construction

Which foundation methods suit deck construction?

Post anchors support deck framing when their layout matches the foundation plan. Concrete footings and helical piles are common options, while beam supports carry loads across the frame. We compare the deck layout, ground conditions, and home connection before selecting the approach. The right method depends on how the planned structure transfers its load.

How does the crew check an existing deck first?

Existing deck checks start with the frame, supports, stairs, and ledger connection. We look for movement, damaged members, weak fasteners, and visible separation at key joints. That review shows whether the project needs limited repair or broader construction. We explain the findings before preparing the work scope.

What changes the price of a deck foundation plan?

Foundation cost changes with the deck size, support count, ground conditions, access, and selected foundation method. The home connection and beam layout also affect the work. We review those details before preparing a quote. The estimate reflects the planned scope, not a generic deck package.

When should I request an assessment before building?

An assessment makes sense before work starts when the deck has movement, uncertain support points, or a new connection to the home. We review the proposed use and visible structure first. Boulevard Park homeowners can share the deck's condition and planned layout so we can discuss the next step.

Why does a ledger board matter on a deck?

A ledger board matters because it connects the deck frame to the home. Its location, fastening, and relationship to the joists affect the deck's support plan. We include that connection in our review and explain what the proposed work requires. A separate foundation plan doesn't replace careful review of the home connection.

What should I prepare before requesting a deck quote for Deck Construction?

A deck quote starts with the intended use, approximate location, access points, and condition of any existing structure. Photos can help show stairs, beams, boards, and the home connection. We use those details to discuss the project and prepare a clearer scope. You can also note any broader remodeling work planned for the home.
