Why does exterior paint peel after a new coat?

Peeling paint often starts with dirt, loose coating, cracks, or moisture beneath the surface. We check those conditions before painting and address the parts that could weaken the new coat. Surface cleaning removes residue, while scraping clears loose paint. Primer helps prepare repaired areas, but the right preparation depends on what the inspection finds.

Exterior Painting in Burien: Surface Readiness Before Color

Exterior painting suits homeowners whose siding, trim, doors, or other outdoor surfaces need a new finish. The key decision is whether the existing coating can support new paint after cleaning and repairs.

We look for loose paint, open cracks, worn edges, and signs of moisture. Paint scraping, crack repairs, primer application, and moisture testing help separate a paint job from a repair job.

This page focuses on preparation before the finish coat. If the surface has major damage, active water entry, or failed materials, painting alone may not solve the problem. We explain the needed work before preparing a quote.

  • Check siding, trim, doors, and other painted surfaces for loose coating.
  • Clean dirt and residue before assessing adhesion.
  • Scrape paint that no longer bonds to the surface.
  • Repair visible cracks before primer and paint.
  • Check moisture where the surface feels damp or the coating keeps failing.

Service Overview

Exterior painting is a home service that prepares and coats outdoor surfaces such as siding, trim, doors, and other painted areas.

  • Exterior painting changes an existing surface, while pressure washing alone only removes surface dirt and does not repair peeling paint or cracks.
  • We provide exterior painting for homes in Burien, nearby communities, and the surrounding King County area.

What prepared exterior surfaces change

Clean surfaces give primer and paint a better base.

Removing loose paint helps prevent the new coating from bonding to failed material.

Crack repairs help keep small surface openings from showing through the finish.

Moisture checks help identify conditions that paint alone will not correct.

A defined preparation plan makes the quote easier to understand before work begins.

Process

How we prepare and paint exterior surfaces

1

Review the painted surfaces

We identify the siding, trim, doors, and other areas included in the exterior painting work.

2

Clean the exterior areas

We remove dirt and surface residue before judging the condition of the existing coating.

3

Scrape loose paint

We remove peeling or loose paint from areas that cannot support a new coat.

4

Repair cracks and apply primer

We address suitable surface cracks and prime prepared areas before painting.

5

Check the finished work

We review the painted surfaces for missed areas, visible defects, and coverage concerns.

When this service is the right fit

A homeowner may see peeling paint on siding and assume the finish coat failed. We check the loose edges, clean the area, look for cracks, and test for moisture before choosing the preparation steps. That approach helps separate a paint problem from a surface or water problem.

What you get from our exterior painting approach

Preparation tied to surface condition

The work starts with the actual surface, not a preset paint list. Dirt, loose coating, cracks, and moisture each call for a different preparation step.

Clear decisions before painting

Our licensed and insured general contractor explains what needs cleaning, scraping, repair, primer, or paint before the work moves ahead.

A clear limit on paint-only work

Exterior painting is the wrong job when active water entry or major material damage needs correction first. We identify that limit before coating the surface.

Best remodel experience we have ever had. The oversight, careful workmanship and ownership of the project was above expectations. Our design team was amazing. We also had the same person do all the work start to finish and was a total Pro. Could not recommend enough and will be doing any and all projects through them. This place is a gem.

Linda and her team did an excellent job! We would highly recommend them. We hired her for a kitchen remodel and asked for a very tight timeline. She delivered and we absolutely love the result. She was very commutative and available to us. Thank you Design and Build NW!

Overall I enjoyed working with Linda and her team. Even though there were no major redesign of spaces and I knew exactly what tile/fixtures/cabinets etc I wanted I still was appreciative of her insight on certain details and choices. It was very easy to collaborate with her. She makes an effort to be in-tune with a client. She was very responsive and took care of everything that needed attention as soon as she was able too. She made sure that I was listened to and taken care of as a client with her subcontractors. I would work with her again.

Questions about exterior painting preparation

For Exterior Painting, how should exterior surfaces be prepared before painting?

Surface cleaning should come before scraping, repairs, primer, and paint. We remove dirt, check the existing coating, scrape loose areas, repair suitable cracks, and test moisture where conditions raise concern. This order helps us judge the surface before covering it. The final preparation plan follows the condition of the siding, trim, doors, and other painted areas.

What signs show that a home needs more than fresh paint?

Peeling coating, open cracks, damp areas, and damaged materials show that fresh paint may not solve the problem. We inspect those signs before setting the work plan. Cleaning and primer address preparation issues, but active water entry or major material damage needs attention before a paint finish can perform well.

Which part of the home decides the painting scope?

The condition and size of each painted surface decide the painting scope. Siding, trim, doors, and other exterior areas may need different cleaning, scraping, repair, and primer work. We separate those areas during the assessment, so the quote reflects the actual preparation and finish work.

When should I request an exterior painting assessment?

Request an assessment when paint peels, cracks open, or damp areas keep returning. Early review helps separate a coating issue from a surface repair need. We check the affected areas and explain which preparation steps fit the condition. That gives you a clearer decision before painting begins.

Why does primer matter after paint scraping?

Primer helps create a consistent base after loose paint is removed and repairs are made. Scraped areas can differ from surrounding surfaces in texture and absorption. We apply primer where the prepared surface needs that base, then review the area before the finish coat. Primer does not correct active moisture or damaged materials.

What changes the quote for surface preparation?

The quote changes with the amount of cleaning, scraping, crack repair, primer work, and moisture checking required. Large areas of loose paint need more preparation than sound surfaces. We review the actual painted areas and explain the work included, so you can compare the quote with the condition of your home.
