ADU Construction for utility-ready living space in City of Sammamish

ADU construction fits homeowners who need a separate living space, guest area, or flexible household room. The job may include a new layout, kitchen, bathroom, flooring, cabinets, countertops, paint, and the utility work that supports each space.

The key decision is how much independence the unit needs. A kitchen changes water, sewer, power, and possibly gas needs. A bathroom adds drainage and water demand, while laundry adds more connections and circuits.

We help define that scope before construction starts. The work is a poor fit when the goal is only to refresh one room inside the main home. In that case, a kitchen, bathroom, basement, or whole-home remodel may better match the need.

  • Decide whether the unit needs a kitchen, bathroom, laundry area, or all three.
  • List appliances and fixtures that need power, water, drainage, gas, or internet.
  • Confirm which interior finishes matter most, such as flooring, cabinets, countertops, and paint.
  • Ask for a written quote that separates utility work from interior remodeling.

Service Overview

ADU Construction is a building service that creates a separate living space on a residential property.

  • It differs from a room remodel because it combines a new dwelling layout with utility connections, exterior work, and interior finishes.
  • HomeRemodelIssaquah.link provides ADU Construction in City of Sammamish as part of its wider remodeling service area.

What a well-planned ADU changes for your household

A separate layout gives guests, family members, or household activities their own usable space.

Early utility planning reduces the chance that a late fixture or appliance choice forces rework.

A kitchen and bathroom layout can support more independent daily use.

Interior finish choices help the new space feel connected to the rest of the home.

Clear project communication gives you a better view of decisions before construction moves ahead.

Best remodel experience we have ever had. The oversight, careful workmanship and ownership of the project was above expectations. Our design team was amazing. We also had the same person do all the work start to finish and was a total Pro. Could not recommend enough and will be doing any and all projects through them. This place is a gem.

Overall I enjoyed working with Linda and her team. Even though there were no major redesign of spaces and I knew exactly what tile/fixtures/cabinets etc I wanted I still was appreciative of her insight on certain details and choices. It was very easy to collaborate with her. She makes an effort to be in-tune with a client. She was very responsive and took care of everything that needed attention as soon as she was able too. She made sure that I was listened to and taken care of as a client with her subcontractors. I would work with her again.

Linda and her team did an excellent job! We would highly recommend them. We hired her for a kitchen remodel and asked for a very tight timeline. She delivered and we absolutely love the result. She was very commutative and available to us. Thank you Design and Build NW!

Questions homeowners ask about accessory dwelling construction

What utility connections are needed for an ADU?

Electrical service, water, sewer, and internet connections support most planned ADU living spaces. HomeRemodelIssaquah.link also reviews gas piping when selected appliances or heating equipment need it. The exact plan follows the rooms, fixtures, appliances, and daily uses you choose. We explain those connections in the project scope before interior finishes are finalized.

How do kitchen choices change the utility plan?

Kitchen appliances and fixtures add power, water, drainage, and sometimes gas requirements. We review the refrigerator, range, dishwasher, sink, lighting, and outlets before setting the layout. Cabinet and countertop choices also affect where connections must land. A complete appliance list gives us better information for the estimate and work plan.

Which part of the property decides the ADU scope?

The proposed ADU space decides the scope through its layout, room count, access, and available utility paths. We look at how the kitchen, bathroom, laundry, and living areas fit together. Existing conditions also matter because they affect the work needed for water, sewer, power, gas, and internet. We discuss those conditions during planning.

When should I request an estimate for an accessory dwelling?

Request an estimate after you have a basic room plan and a list of major fixtures or appliances. We can then discuss the layout, utility connections, cabinets, flooring, countertops, painting, and other interior work. Early planning helps you understand which choices belong in the scope before construction details are set.

Why does internet wiring belong in the early plan?

Internet wiring belongs in the early plan because wall access becomes limited after finishes are installed. We place connection points around the intended work, living, and communication areas. That choice also keeps the wiring plan aligned with walls, cabinets, and other interior features. Early planning gives the estimate a clearer set of requirements.

How do you handle a quote for ADU construction?

A quote reflects the planned layout, utility connections, fixtures, materials, and interior finishes. We discuss the rooms first, then identify the work needed for power, water, sewer, gas, internet, flooring, cabinets, counters, and paint. Free estimates are available, and clear project communication helps you understand the work before deciding.
